First, we will visit the property to understand the features, attractiveness, and selling points of the property, as well as to hear about the owner's desired image of tenants. At that time, we will also explain the property upgrades, facility maintenance and repairs, and other preparations that need to be made before welcoming tenants.

Based on the property details confirmed during the visit and the latest real estate market data, we will work with partner real estate agents to propose a detailed plan, including the appropriate rent for the property, the most effective marketing methods, and the target tenant demographic.

Together with the marketing team and partner real estate agents, we develop a marketing strategy, prepare drawings, property documents, videos, 360-degree VR panoramas, etc., and then conduct tenant recruitment sales while conducting promotional activities.

Prior to the viewing, we will prepare the property for viewing in its most attractive condition, with attention to simple cleaning, lighting, ventilation, and room temperature control. We also try to protect the property by installing temporary curtains to prevent the floor and wallpaper from being sunburned by direct sunlight.

After receiving an application from a prospective tenant, we proceed quickly to the tenant screening process. Upon approval of the application by the guarantor company, we will inform the owner of the details of the applicant and the terms of the application.

Even if the tenant is a foreigner, please be assured that the official contract document to be signed and sealed is in Japanese and based on Japanese law. We also issue English translations of the contract documents so that the foreign contractor (tenant) can understand the contents of the contract, and explain the contents thoroughly in English, so there will be no problems due to language issues.

At the time of handover (move-in), our staff will always be present at the property, regardless of whether the tenant is Japanese or foreign, to explain in detail how to dispose of garbage, general living rules, prohibited matters, and where to inquire about various questions.

During the lease period, our staff always stands between the owner and tenants and serves as the point of contact for everything from rent collection and remittance to prompt response to unexpected problems such as facility troubles and complaints. Our meticulous tenant support builds good relationships and leads to high occupancy rates and long-term stable earnings.

Our staff will be present on the day of cancellation and move-out, and upon return of the keys, we will check the current condition of the property for any damage or repairs that need to be made. We will quickly make arrangements with the lessee (tenant) for restoration of the property to its original condition, including cost sharing with the lessee, restoration work, room cleaning, and renovation work, and prepare for the recruitment of new tenants. At that time, we will update the owner with information on the most recent market conditions and market rates.

When a corporation enters into a lease agreement for a property owned by a non-resident owner, the tenant is obligated to pay withholding tax (20.42% of the rent). Some corporations have company rules stating that they cannot sign a contract for a property for which withholding tax has been paid, which may result in a case where the tenant (employee) likes the property but is unable to sign the contract.

*In the case of individual contracts, there is no obligation to pay withholding tax.

In such a case, Plus H can conclude a lease contract (master lease) between the owner and our company first, and then conclude a lease contract (sublease) with the lessee (corporate lessee) with our company acting as the sublessor (lessor under the sublease contract), thereby avoiding the above "obligation to pay withholding tax" and allowing the corporate The sublease contract can be concluded without the "obligation to pay withholding tax" mentioned above.

This support for non-resident owners allows you to promote your property to a wide target audience, including corporate contracts.
