Service Process
Property Management
We visit the property to understand its characteristics and appeal while discussing your ideal tenant profile. We’ll also explain any necessary maintenance, upgrades, or preparations before listing the property.
Based on our on-site assessment and the latest market data, we propose an optimal rental plan together with our partner agency company — including rental pricing, marketing strategy, and target demographics.
Our marketing team and partner agencies develop a tailored strategy using floor plans, promotional videos, and 360° VR tours to attract suitable tenants efficiently.
Before each viewing, we ensure the property is clean, well-lit, and comfortably ventilated to create the best impression. We also take protective measures, such as installing temporary curtains, to prevent sun damage on flooring or wallpaper.
Once we receive an application, we promptly proceed with tenant screening. After the guarantor company’s approval, we report the applicant’s details and proposed terms immediately to the owner for review.
Even when the tenant is a foreign national, all lease documents are prepared in Japanese in accordance with Japanese law. To ensure full understanding, we provide an English translation of the agreement and explain all terms clearly in English.
At the time of move-in, our staff conducts an on-site handover, explaining key details such as garbage disposal rules, house regulations, and contact procedures for maintenance or questions.
Throughout the lease term, we act as the central contact point between owner and tenant, managing rent collection and remittance, handling maintenance issues, and resolving any unexpected problems promptly. Our attentive support fosters well tenant relationships, maintaining high occupancy rates and long-term rental stability.
At the time of move-out, our staff attends the inspection to confirm the property’s condition, handle key returns, and coordinate any necessary restoration work. We then prepare for re-leasing, including cleaning, repairs, and market updates, ensuring the property is ready for new tenants promptly.
When a corporation leases a property owned by a non-resident, Japanese tax law requires the tenant company to withhold 20.42% of the rent as withholding tax. Because of this, some corporations have internal policies prohibiting leases with such tax obligations — even if their employees are interested in the property.
※ Individual leases are not subject to withholding tax.
To address this issue, +H can enter into a master lease agreement with the owner, then sublease the property to the corporate tenant. This structure allows the lease to proceed without triggering withholding tax, enabling smooth corporate contracts.
